OWNERSHIP – Purchasers of villas in Villas de Allende can own their homes fee simple. The deed can be in their personal name(s), company name or Pension Trust. As the City of San Miguel is not close to a coastline or a national border of Mexico there are a different set of rules regarding foreigners owning real estate allowing for the fee simple ownership.

Owners of villas in Villas de Allende will also have a condominium ownership in the common areas of the Phase in which the villas is located. Each Phase itself has condominium ownership in the Master Condominium Association.

There is also title insurance from Stewart Title Company, a foremost title company in the United States, for owners of villas in Villas de Allende. If desired a title insurance policy can be written prior to the time of closing.

In San Miguel the real estate taxes are relatively low, less than 1% of the property value. The owner payment program offered by the Administrative Office of Villas de Allende can pay the taxes when due for the homeowner if desired.
